Preliminary Design Work We have been working with Stuart White of Banwell Architects of Lebanon, NH to talk through some of the ideas we have had, and to begin to sketch out some possiblities. Our current plan is to have between 26 and 30 units, divided between a large common house (about 20 units, on two floors) and two or three free-standing units, each with four units. There would be an elevator between floors of the common house to make it accessible. It is our desire to be as "green" as possible. We will strive for a LEED certification if it is feasible financially. Stu White prepared a couple sketches to help us get more concrete in our thinking. The sketch shows how the shared space of the common house might look. This view shows the northernmost end of the building, which would be visible from the road (and would allow us to view Post Pond from the porches.) The common house would have as much as 7,000 square feet of common space — with a large dining room, library, work rooms, etc. Because there would so much shared space, the individual living units could be smaller, ranging from 650 to 1400 square feet. Siting the Common House There is a large flat area to the south of the current lodge and barn (which are just at the top of this diagram) which is suitable for building. The Common House faces south, for good solar gain. The freestanding buildings are shown, as well as the parking areas behind the Common House. Looking forward Although we would like to break ground in Fall 2010, our primary focus is on working with the town's Planning Board to prepare a proposal for Town Meeting next March that would permit the project in the current rural zoning.
